Maryland BEPS Compliance and Reduction Emissions Services

Maryland's Building Energy Performance Standards apply to buildings 35,000 sq ft and larger, with annual benchmarking already required and direct emissions targets taking effect in 2030. Ease helps building owners handle the reporting today and the retrofit work ahead.

What BEPS Requires

Unlike energy-only programs, Maryland BEPS measures direct greenhouse gas emissions from on-site fuel use. Efficiency upgrades often need to be paired with fuel-switching moves like electric heat pump conversions to hit targets.

  • Established under Maryland's Climate Solutions Now Act (2022), enforced by the Maryland Department of the Environment (MDE)

  • Annual benchmarking through ENERGY STAR® Portfolio Manager®

  • Third-party verification every five years, starting 2026

  • Interim standards begin in 2030 and tighten through 2039, with final standards from 2040

  • Alternative compliance fee scales with the size of any emissions shortfall

Benchmarking Setup
and Annual Reporting

We set up ENERGY STAR Portfolio Manager reporting for each building in your portfolio and handle the annual submissions. Data quality checks keep your reports clean year over year, so verification years are routine rather than stressful.

Third-Party
Verification Prep

BEPS requires third-party verification of benchmarking data every five years, starting in 2026. Ease coordinates the verification, prepares supporting documentation, and manages the process end to end.

Emissions Modeling
and Capital Planning

We model your building's projected emissions against the 2030 and 2035 interim standards, then identify the upgrades that close the gap most cost-effectively. Long-horizon planning turns compliance from a fire drill into a capital strategy.

Retrofit Execution
and Vendor Coordination

HVAC electrification, controls upgrades, envelope improvements, and on-site generation are the four levers that most often close the emissions gap. Every retrofit runs through Ease's full project implementation and vendor management process.

BEPS compliance covers benchmarking, verification, planning, and physical retrofits. Ease handles each piece.
